Suwanee, Gwinnett County. A north Atlanta suburb with an actual downtown — Town Center, the Big Splash fountain, an unusual amount of park for a city this size, and a real events calendar. Cumming and South Forsyth, Forsyth County. Lake Lanier, Sawnee Mountain, and a downtown the county built from scratch in 2023. The trap: the City of Cumming is tiny, so most "Cumming" addresses are unincorporated Forsyth County — a different tax bill and different services. Johns Creek, Fulton County. Quiet, residential, heavily parked, and among the most school-motivated markets in metro Atlanta. The trap: Johns Creek has no ZIP code of its own, so its homes get filed under Alpharetta, Duluth, Roswell and Suwanee — which hides inventory from buyers and breaks the address-to-school-zone assumption entirely. Alpharetta, Fulton County. Two walkable downtowns — Avalon and the rebuilt City Center, joined by the Alpha Loop — plus a genuine job base, so a commute measured in minutes is possible here. The trap: the mirror image of Johns Creek. Most City of Milton homes carry an Alpharetta 30004 address, so an Alpharetta listing may be a different city, a different tax bill and a different high school. One thread runs through all four: in North Metro Atlanta, the address on a listing tells you very little. ZIP code 30024 alone touches Gwinnett, Forsyth and Fulton — one ZIP, three counties, three school districts. We verify the city and the attendance zone against the specific street address on every home we show.
